Three Ways It Pays

The Investment Case for Impact Windows.

15–25%

Wind discount

Homeowners Insurance Discount

Florida insurers are required to offer wind mitigation discounts for NOA-approved impact products. Most South Florida homeowners see meaningful reductions on the wind portion of their premium — which is often the largest line item on a Florida policy.

10–20%

A/C cost reduction

Energy Savings

Impact glass with Low-E coatings blocks solar heat gain, reducing the load on your A/C system year-round. In South Florida's climate, cooling accounts for the majority of your electric bill — and impact windows cut that load significantly.

Federal Energy Tax Credit

Under the Inflation Reduction Act (IRA), the federal 25C Energy Efficient Home Improvement Credit provides a 30% tax credit on ENERGY STAR certified impact windows and doors — up to $600/year for windows and up to $500/year for doors. This credit runs through 2032 and resets annually.

Common Questions

Ygrene PACE Financing — Frequently Asked Questions

Upgrading your home with impact windows is a significant investment. Here are answers to the questions we hear most.

Ygrene offers Property Assessed Clean Energy (PACE) financing for qualifying property improvements. In Florida, eligible projects may include impact-resistant windows, exterior doors, roofing, HVAC systems, and solar installations. PACE financing is attached to the property as an assessment rather than being structured as a traditional personal loan.

Impact-resistant windows and doors may qualify when the property, proposed products, and installation meet the applicable program requirements. Eligibility can vary based on property location, the type of improvement, and local PACE program rules. Final approval is determined by Ygrene.

No. PACE financing is a voluntary property assessment, not a conventional personal loan or revolving line of credit. The financed amount is secured by the improved property and is repaid through the property-tax system.

The PACE assessment is added as a separate line item on your property tax bill. If you pay taxes through a mortgage escrow account, your servicer may adjust your monthly payment to collect the additional amount. Be prepared for a possible change to your monthly mortgage payment.

Residential repayment terms may extend up to 20 years, depending on the improvement, the program available in your jurisdiction, and the term you select. Longer terms reduce the required payment but may increase total interest paid over time.

Eligible homeowners may be able to finance the full approved project cost with no down payment. The exact amount depends on your approval, available property equity, ability to repay, and final project scope.

Ygrene does not currently require a minimum credit score for approval. A soft credit inquiry is generally performed to verify mortgage payment history and bankruptcy records. A soft inquiry is not expected to lower your credit score.

PACE approval is based primarily on the property and your ability to repay. Requirements typically include: sufficient property equity, current mortgage payments, satisfactory property-tax payment history, participation of all title holders, verified household income, no disqualifying liens, and a property within an eligible Florida jurisdiction. Satisfying general criteria does not guarantee approval.

Yes. PACE financing is secured by a recorded lien against the property. The PACE assessment generally receives priority over other liens, including an existing mortgage, and remains until the obligation is fully repaid. Homeowners should fully understand this before accepting PACE financing.

In most transactions, the outstanding PACE assessment will need to be paid off at or before closing. The assessment must also be disclosed to prospective buyers. If you expect to sell in the near future, consider the potential payoff amount before selecting PACE financing.

Yes. Many mortgage lenders require the PACE assessment to be paid in full before approving a refinance. Speak with your current or prospective lender before entering into a PACE financing agreement.

Residential PACE financing may generally be paid off early without a prepayment penalty. Partial payments may also be available. Always request an official payoff statement before selling, refinancing, or making an early payment.

No. PACE is a financing program that must be repaid in full. It is not a government grant, subsidy, or program that provides free windows or installation. Government authorization allows PACE programs to operate in participating jurisdictions, but you remain responsible for repayment.

Independence Glassworks is responsible for all installation work and the warranties described in your construction agreement. Direct questions about installation quality, scheduling, workmanship, or product warranties to our team. Direct questions about the financing agreement, payments, or payoff to Ygrene.

The online application can generally be completed in minutes, and many applicants receive a decision shortly afterward. Some applications may require additional documentation before a final determination.

No. PACE financing is available only in Florida jurisdictions that have authorized the program, and individual properties must meet Ygrene's eligibility requirements. Confirm availability before relying on PACE financing to begin a project.
